What do I need to complete my application?
Your contact details, your address history, employment and income details, and the details of everyone who will be living at the property. We carry out Right to Rent checks, so you will also need photo ID such as a passport or driving licence.
How does referencing work and how long does it take?
We use the referencing company Homelet for all references and credit checks. They will typically contact your employer, your current or previous landlord, and run a credit check. Most references complete within a few working days, provided your referees respond promptly.
How much income do I need to qualify?
As a guide, referencing usually looks for a gross annual income of around 30 times the monthly rent. You can check what a property needs with our Rent Affordability Calculator. If your income falls short, a guarantor may be able to support your application.
What if I am self-employed or have adverse credit?
Neither automatically rules you out. Self-employed applicants usually evidence income through tax returns or an accountant's reference, and adverse credit can often be worked around with a guarantor. Speak to us before applying and we will advise on the best route.
Will I need a guarantor?
A guarantor may be requested if your income is below the referencing guide, you are a student, or you have limited UK credit history. A guarantor typically needs a gross annual income of around 36 times the monthly rent and completes their own application form.
Who sees the information I provide?
Your details are shared only with the referencing company, the landlord, and where relevant the managing agent, in line with our privacy policy. Referencing records are kept on file as described in the declarations on this form.
