Let & Rent Collection Only

of gross monthly rental (10% + vat). We find your tenant, set up the tenancy and collect the rent each month, providing statements and chasing any arrears.

Let / Tenant Find Only

9.6%

of gross ANNUAL rental (8% + vat). We market the property, find and reference a tenant and set up the tenancy. You then manage the tenancy yourself. Charged on the gross annual rental rather than the gross monthly rental.

Management Only

7.2%

of gross monthly rental (6% + vat). Full in-house management of a tenancy you have already arranged, including inspections, maintenance coordination and compliance.

Inventory Fees

The costs for the inventory make and check-in / check-out vary according to the size of the property and are carried out by a professional third party.

Assured Periodic Tenancies

Inventory make, check-in and check-out: third party invoice charged to the landlord.

Company Tenancies (Non-Housing Act)

Inventory make: costs shared between landlord and tenant. Inventory check-in: cost paid by the tenant company. Inventory check-out: cost paid by the landlord.

Right to Rent

Landlords need to check that all tenants have a right to reside in the UK. Where checks cannot be carried out in-house, £5 + vat per applicant.

Each reference carried out by Homelet at the 'Enhance' level, which includes employment and landlord checks alongside stringent credit and fraud checks. £45 + vat.

Which service level is right for me?

It depends how hands-on you want to be. Let / Tenant Find Only suits landlords who manage the tenancy themselves; Let & Rent Collection adds monthly rent handling and statements; Let & Full Management (our most popular service) hands the day-to-day to us; and the Rent Guarantee tier adds rent protection on top. If you already have a tenant in place, our Management Only service covers just the ongoing management.

Are your fees inclusive of VAT?

Yes. Every fee on this page is shown as the gross amount inclusive of VAT at 20%, with the net plus VAT breakdown alongside, so the headline figure is what you actually pay.

How are the percentage fees calculated?

All service fees are charged on the gross monthly rental, with one exception: Let / Tenant Find Only is charged on the gross annual rental. So on a £1,500 pcm tenancy, Let & Full Management at 14.4% works out at £216 per month, while Let / Tenant Find Only at 9.6% is a one-off £1,728 on the year's rent.

What set-up costs should I expect on a new tenancy?

Typically the tenancy agreement at £234, referencing per applicant through Homelet (£54 at Enhance level or £30 at Insight level), and Right to Rent checks at £6 per applicant where they cannot be carried out in-house. Deposit registration with the DPS Custodial Scheme is free, and the professional inventory is a third-party cost that varies with the size of the property.

What is the Rent Guarantee and do I need it?

Our Let, Full Management & Rent Guarantee service builds rent protection into the management fee, giving you cover if your tenant stops paying. Standalone Landlord Rent Recovery & Legal Guarantee cover is also available, ask us for the current details and we will advise whether it makes sense for your property.

What other charges might apply during a tenancy?

The most common are a Section 13 rent review at £114, an addendum or variation of contract at £84, and a Section 8 notice at £150 should it ever be needed. Less common charges include void property visits at £48 per visit, project management of major works at up to 10% plus VAT of the cost, and First-tier Tribunal attendance at £240.
